innovation.SUMMARYThe General Manager will oversee all operations
and manage staff within the hospitality setting inside a
residential building that is currently in Lease-up. The General
Manager is responsible for adhering to the Align Residential
standards and may be directly responsible for the Management of one
or more projects. This is a full-time, exempt position located on
site in the San Francisco Bay area.ESSENTIAL DUTIES AND
RESPONSIBILITIESOversees the daily operations of the Property in
accordance with company policies and standards.Serves as the
Property's figurehead and creates a personal and inviting
environment for all residents.Builds company image by establishing
and cultivating relationships with influential companies and
figures throughout the area.Promotes brand awareness through
attending networking events and relevant industry
events.Effectively motivates and increases effectiveness of all
staff members on a daily basis to promote a positive and exciting
work environment.Creates and maintains positive relationships with
residents and maintains Company customer service standards by
responding clearly and in a timely manner to all resident
questions, concerns and requests.Investigates resident
disturbances, complaints or requests and provides resolution in
accordance with regulations established in the lease agreements
and/or Condominium Documents.Inspects Property on a regular basis
to ensure optimal conditions and reports any repair or replacement
needs to Construction Manager or Maintenance Supervisor. Works with
Maintenance Department to assure that the property is well
maintained at all times.Assures community compliance with Fair
Housing requirements and all applicable laws, codes and
ordinances.Coordinates with staff to maintain current leases and
ensure collection, posting and depositing of rental payments and
impounds as due. Ultimately responsible for accurate and timely
reporting.Assists with eviction of residents in compliance with
court order and directions from the Legal team Performs due
diligence duties such as lease audits, property inventory and
service contract reviews. Maintains and oversees current service
contracts and arranges for new or termination of existing contracts
as required.Assists the Construction Team or Maintenance Supervisor
in maintaining contact with insurance carrier, fire protection,
police department, and other agencies having jurisdiction over
property to ensure that property is complying with codes and
regulations of each agency.Conducts home inspections in
coordination with Chief Engineer with all new Residents or Home
Owners.Prepares and implements property budget. Prepares financial
and activity reports on a monthly basis and submits to the
Corporate Accounting department. Analyzes the monthly financial
statement and assists the Asset Manager with preparation of
variance Report, Owner's Letters and Executive Summaries. Produces
weekly management reports.Responsible for the leasing and/or
purchase of all equipment and supplies for the Property.Receives
all Developer, Homeowner's Association or Property invoices,
reviews and submits invoices to Regional Accounting Department or
Management Company for processing and payment. Directs and
maintains petty cash account for Property.Assists Marketing
Department in organizing and creating resident functions and
newsletters.Performs other related duties and assignments as
requiredSUPERVISORY RESPONSIBILITIESAll On site StaffAny floating
or corporate staff that are visiting the property
QUALIFICATIONS:Solid analytical, organizational skills and ability
to multi-task.Highly-developed verbal and written communication
skills.Ability to work independently and as part of a
team.Significant managerial experience.Strong knowledge of
operations with budget formulation and analysis skills.Proactive
thinking with detail-oriented and creative problem solving
approach.Ability to make decisions and initiate action within
established guidelines.Ability to act decisively in an aggressive
environment.Must work well under pressure and handle stressful
situations in a professional manner.EDUCATION and/or
EXPERIENCEBA/BS degree in Finance, Real Estate, Marketing, or
related field.Minimum 5 years experience in Real Estate Management,
Marketing, Financial Services or related field.Management/employee
development experience.Experience in property
management/leasing/operations.Proficiency with modeling investments
in Excel and knowledge of database, financial and project
management applications.Computer skills including: internet, MS
Office Products (Outlook, Excel, Word) and Yardi.LANGUAGE
SKILLSAbility to comprehend the most complex instructions,
correspondence, and reports. Ability to effectively present
information in one-on-one and small group situations to customers,
clients, and other employees of the organization. Ability to make
effective and persuasive speeches and presentations on
controversial or complex topics to top management or public
groups.REASONING ABILITYAbility to define problems, collect data,
establish facts, and draw valid conclusions. Ability to interpret
an extensive variety of technical instructions in mathematical or
diagram form and deal with several abstract and concrete
