Job Description:
This position is responsible for tenant improvement, capital
upgrades, and reinvestment construction management within the
Irvine Company Office Properties Orange County portfolio. Oversee
approximately $30M to $50M worth of annual construction. Meet
project management objectives with respect to budgeting,
estimating, value engineering, bidding, purchasing, contracting,
and scheduling of projects. Provide leadership and direction for
diverse and complex functions, within an ever changing environment.
Will lead teams of professionals throughout the lifecycle of
projects. Ensures appropriate resources are in place to achieve
financial and strategic project and business objectives. Advise
internal teams on TI and amenity space costing, scheduling,
constructability, building materials, and construction buyout
strategy. Key Responsibilities: Directs the full lifecycle of
high-complexity projects from initial design review through final
jobsite inspections and closeout. Provides critical
constructability reviews, due diligence for acquisitions, and
accurate cost modeling (ROMs) to support leasing, capital, and
reinvestment initiatives. Manages the approval of project pricing,
contracts, and change orders, while reviewing leasing deal sheets
to ensure financial and operational alignment. Sources,
pre-qualifies, and manages relationships with portfolio architects,
engineers, and general contractors, specifically focusing on the
Orange County market. Enforces standard operating procedures (SOPs)
for cross-functional coordination and ensures schedule adherence
through rigorous site visits and phasing plan reviews. Acts as a
specialized industry resource for internal departments
(Acquisitions, Leasing, Operations) while coaching and developing
department personnel. Preferred Education: Bachelor’s Degree (or
equivalent experience) Preferred Years of Relevant Work Experience:
10 - 15 years Additional Requirements: Proficient knowledge of all
financial aspects related to tenant and capital improvement
construction, including value-engineering, proposal, budgets, pay
applications, and tenant billings Proficient knowledge of
commercial MEP engineering and construction document plan review
Thorough working knowledge of MS Office, Google Office Suite, MS
Project, and Bluebeam Experience dealing with AHJs, utilities, and
other 3rd parties to obtain approvals and coordinate work Valid
California driver’s license; Maintain continuous vehicle liability
insurance as required by state law. (This role requires the regular
and frequent operation of a vehicle, as defined in the Company’s
MVR policy, and is part of the essential duties of this position.)
Compensation: Base Pay Range: $185,300.00 - $257,900.00 Actual
placement within this range may vary based upon, but not limited
to, relevant experience, time in role, base salary of internal
peers, prior performance, business sector, and geographic location.
